Bayview House with its 4 bay frontage to North Strand Road dates from the mid 19th Century. The brief sought to explore the development potential of the former gardens to the rear of the house which had been used as a derelict parking area for close to the last 30 years.  The site abuts the gable end of the 2 storey red brick terrace of Charleville Avenue and rather than seek to extend the terrace by adopting a similar form and materials, a new distinct and contemporary new brick structure is designed to complete the street edge and transition between the red brick terrace and the rendered finish of the historic house.

5 apartment units comprising 3 no. 2 bed units and 2 no. 1 bed units (all dual aspect) are arranged within the new 3 storey brick form, with the top floor set back to respect the scale of the original street and create an attractive terrace for the 2 bed penthouse apartment.  To improve the street frontage, the unsightly and defensive tall masonry walls and gates are removed as part of the new landscaped design with bicycle parking and bin storage carefully integrated into the new communal garden design to ensure high quality communal amenity space for the new building and the residents in the existing historic house.
