The genesis of the project is the need to re-establish Dublin City Centre as the prime regional and national retail destination.
Extending over 5.5 acres (2.19 hectares) the site comprises most of the city block that forms the west side of Upper O’Connell Street - representing perhaps the most important urban regeneration project in the City.
To transform what is currently a near derelict backlands the 'grain' of the surrounding pedestrian network is extended through the site and to it is added two new streets, lanes and public space. The effect of this intensified 'grain' is to create a vibrant extension of the city centre retail core. A major department store will occupy a new landmark building on O'Connell Street and a range of new uses will including an art gallery, restaurants, new residential accommodation and offices, together with commemoration and assembly spaces.
